What it's actually worth. Pricing the finished product from recent, comparable, verifiable sales — not a guess, not an automated estimate.
What the site can become. Unit mix, layouts, and the architectural decisions that determine what a parcel can actually support.
Go, or no-go. Acquisition, hard and soft costs, timeline, and return — modeled in full before a dollar is committed.
Permits to punch list. Approvals, contractors, inspections, and the on-site coordination that carries a cleared lot to finished residences.
Through to the last closing. Condo conversion where it fits, pricing each unit, and carrying the building to fully sold.

Jared Samuels works on the deals most people never see — sourcing off-market development opportunities across Boston and staying with each one from the first walkthrough to the final sale. The part of real estate that happens before a listing exists.
He started early — interning at Red Tree Real Estate at sixteen, working at iHeartRealEstate at seventeen, and licensed before he finished high school at eighteen. At Northeastern he turned the off-campus rental market into a business of his own: he founded the NEU Off-Campus Apartments Facebook group — now more than 25,000 members — and placed fraternities, sororities, and classmates across the city. By 2021 he was the top-producing agent at Boardwalk; by 2023 he had crossed $200,000 in gross rental commissions in a single season.
At twenty he began buying property of his own — today a portfolio of six held through Mission Hill Capital Management — and has carried renovation after renovation through to completion. He acquires, underwrites, and builds with his own capital in the deal, and works a client's purchase the same way he works his own.
